Acheter un appartement très dégradé peut sembler risqué, mais certains projets prouvent exactement l’inverse. À l’origine, ce petit appartement présentait un état général décourageant pour la majorité des acheteurs. Le plafond en bois montrait des zones endommagées, tandis que les poutres nécessitaient des renforcements sérieux. Pourtant, le potentiel du lieu était perceptible, malgré un agencement inexistant et des volumes confus. Le propriétaire souhaitait créer une résidence secondaire pratique. La rénovation impressionnante de ce studio de 35m2 a été effectuée par les architectes Ekaterina Ignatova et Nana Kobakhidze de Background Studio. Elles ont imaginé une distribution efficace, évitant les pertes de place inutiles. Chaque zone trouve désormais sa fonction sans avoir à cloisonner excessivement l’ensemble.
Il a fallu intégrer un hall d’entrée, une cuisine fonctionnelle, un espace repas, un salon, une chambre et une salle de bain. Le défi consistait à conserver une impression de légèreté malgré la surface réduite. La cuisine, bien équipée, communique naturellement avec le petit salon doté d’un canapé. La chambre séparée accueille un grand lit, une coiffeuse et une armoire. Les choix décoratifs mêlent l’existant et des éléments contemporains. Les briques d’origine ont été mises à nu sur certains murs, renforçant le caractère ancien de l'appartement. Les poutres en bois restent visibles dans le plafond en placoplâtre, soutenues par des renforts en acier. Buying a badly run-down flat may seem risky, but some projects prove exactly the opposite. Originally, this small flat was in a state that would have discouraged most buyers. The wooden ceiling had damaged areas, while the beams needed serious reinforcement. However, the potential of the space was evident, despite the lack of layout and confusing volumes. Its owner wanted to create a practical second home. This impressive renovation of this 35m2 studio was carried out by architects Ekaterina Ignatova and Nana Kobakhidze from Background Studio. They devised an efficient layout, avoiding unnecessary wasted space. Each area now has its own function without the need for excessive partitioning.
An entrance hall, a functional kitchen, a dining area, a living room, a bedroom and a bathroom had to be incorporated. The challenge was to maintain a feeling of lightness despite the small surface area. Its well-equipped kitchen flows naturally into the small living room with a sofa. The separate bedroom has a large bed, a dressing table and a wardrobe. All the decorative choices blend existing and contemporary elements. Its original bricks have been exposed on some walls, reinforcing the apartment's old character. The wooden beams remain visible in the plasterboard ceiling, supported by steel reinforcements. Its compact bathroom includes a shower, a custom-made washbasin and practical storage space. The impressive renovation of this 35m2 studio has transformed it into a modern and bright space.
