L’architecte d’intérieur Stéphane Bier désirait investir dans un bien à louer, et c'est ce studio de 26m2 à Paris, près de la porte Maillot qui a retenu son attention, avec son potentiel à exploiter. Il était le mieux placé pour le voir et réaliser les nouveaux plans de cet appartement dont il a confié les travaux à une entreprise tout corps d'état trouvée sur le site bien connu Houzz. L'idée première était d'optimiser la surface pour vivre dans ce studio de 26m2 à Paris optimisé comme s'il y en avait 40, et créer des zones polyvalentes et bien définies à la fois.
L'appartement a nécessité quatre mois de travaux, avant ce résultat final. L'investissement en termes de coût a été d'environ 100.000 € pour les travaux, ce qui peut sembler élevé pour une petite surface, mais tout était à revoir, et particulièrement l'isolation pour améliorer son classement et réaliser un bon investissement en cas de revente. La hauteur sous plafond de 2,80m a permis d'installer un coin chambre sur podium, qui se ferme par un rideau si nécessaire, et qui transforme ce studio en un presque deux-pièces. Interior designer Stéphane Bier wanted to invest in a rental property, and it was this 26m2 studio in Paris, near Porte Maillot, that caught his eye, with its potential to be exploited. He was in the best position to see it and to draw up new plans for the flat, which he entrusted to a general contracting company he found on the well-known Houzz website. The main idea was to optimise the surface area so that you could live in 26m2 as if it were 40, and create areas that were both versatile and well-defined.
The flat required four months of work before the final result was achieved. The investment in terms of cost was around €100,000 for the works, which may seem high for a small surface area, but everything had to be reviewed, particularly the insulation, to improve its rating and make a good investment in the event of resale. The 2.80 m high ceilings have made it possible to install a bedroom area on a podium, which can be closed off with a curtain if required, transforming this studio into an almost one-bedroom.
